Remodeling your home is a big step. And not one to be taken lightly. There are many things to consider when thinking about
remodeling your home. You will need to do an analysis to determine first if you really wan to be remodeling your home. And second if it makes
sense.
Then, of course, there is the budget to consider when thinking about remodeling your home. If you decide to remodel, there is
the question of how you will be remodeling your home.
The first thing to consider when thinking about remodeling your home is, do you really want and/or need to remodel?
Remodeling your home can be a big project and you don't want to rush into it and do anything rash. You need to objectively
assess your reasons for thinking about remodeling your home. Is it necessary? Was your home damaged in some way and now needs remodeling?
If so, the choice is clear. but what if you are considering remodeling your home for other reasons. Maybe you just want to
update your residence. Maybe you are not considering a total remodeling of your home, but you need a new bedroom or bathroom or maybe you want to
add that family room you have always dreamed about.
Once you have clearly considered the reasons for remodeling your home and decided that they make sense, then you need to
consider whether your house and your current neighborhood can absorb the investment and will return equal value for your dollar when and if you
ever want or need to sell your home.
A classic mistake is to overbuild for the neighborhood. If you never sell your house it won't matter and your neighbors will
be happy, but if you do overbuild when you remodel your home and subsequently try to sell your house, you may not get your remodeling investment
back.
When remodeling your home, you also need to consider your plans carefully if you do hope to sell your home some day. You do
not want to do any remodeling that could make your house less attractive on the resale market.
You, for example, may think that a stream running through your house is a really cool idea, but it may scare away the more
timid buyers when you have your home on the resale market in the future.
Of course, for most mortals, when you think about remodeling your home, you need to consider budget.
How much can you afford to invest in remodeling your home? How much are you willing to invest in remodeling your home? does it
make economic sense to remodel your home?
The worst thing you can do is spend so much on remodeling your home like putting in six foot wide marble staircases that you
then can't afford to make your mortgage and second mortgage payments and be forced to sell your home or lose it to foreclosure and end up in
divorce court over it.
This can be especially traumatic after you have just lived for two years in a construction zone and had your family peeing in
pitchers because the bathrooms were all torn apart. Take heed, remodeling your home is a big, big step, so take it carefully.
